Two years ago I'd have laughed at these prices in Mohali, but I'm finally taking the plunge. Fed up of renting. Ashley Estate in Prem Nagar quoted crazy PLC for higher floors. Is floor-rise premium ever justified, or just a builder trick? Also, how do you read their 'spot discount' vs 'no negotiation' policies? Looking for real value, not just hype.

Bhai, floor rise premium is mostly a builder trick to squeeze more money. Unless you're getting a penthouse with a private terrace, it's rarely justified. I saw similar tactics in Aerocity Mohali projects. They just label it 'view premium' or 'corner unit premium' and hike the price. Don't fall for it blindly, especially if budget is tight.
Totally agree with U1! My brother faced the same in Zirakpur. They said 'higher floor, better air quality' lol
