It's so confusing yaar. Har builder ke saath koi na koi issue hai. I think the best approach is to check RERA website for every project you're interested in. Wahan se actual possession dates aur delays ka clear picture mil jaata hai. Aur site visit pe quality check bhi karna bahut zaroori hai. Don't just go by brochures.
See, Mohali mein DLF and Emaar ka track record mixed bag hai, especially post-COVID. Godrej seems a bit better but expensive. But also consider the broader market. Gurugram mein toh prices sky-high jaa rahe hain, especially in areas like Airport Road and Badshahpur. Wahan toh first-time buyers ka budget pura hil jaata hai. Mohali still offers relatively better value, but current interest rates are a big concern. EMI toh double ho jaati hai. So, don't just look at builder, also consider the timing.
Godrej ka naam toh acha hai, at least Mumbai aur Bangalore mein. Wahan toh unka track record kafi solid hai. Mohali mein Godrej Golf Links ya Godrej Ebro projects ka kaisa scene hai? Has anyone personally dealt with them in Mohali?
U8, mere ek colleague ne Godrej Golf Links ke paas hi ek project mein invest kiya tha. Unka experience toh theek tha, timely possession mil gaya unko. Quality bhi decent hai, no major complaints. I think for Godrej, it depends on the specific project and their local team. But generally, they are more reliable than many others.

Godrej Golf Links Mohali mein sunne mein aaya tha ki pricing thodi premium side pe hai. Aur kuch initial issues bhi the with approvals, but that's common. Quality wise, did you hear anything specific about their Mohali projects? Is it worth the premium?
DLF se toh bach ke rehna. Mera ek cousin phasa hua hai unke project mein Phase 9 Mohali mein. Possession date pe date diye jaa rahe hain. RERA complaint bhi file ki hai, but response is slow. Quality ka bhi sunne mein aaya hai ki jitna hype karte hain, utna deliver nahi karte. Be careful.
Totally agree with U3. My friend booked in Emaar's Mohali Hills project, and the delays were insane. They kept changing the layouts and amenities without proper intimation. It was a nightmare for him to get any clear answers. He finally got possession after a 2-year delay, that too with some unfinished work.
Bhai, same boat! Renting se tang aa gaya hoon. Mohali mein options toh bahut hain, but trust issues bohot hain.
