Mohali builders: Super area ka game kab tak?

Since last year, I'm trying to finalize a flat in Mohali, especially around Sector 82-84. I work in real estate, toh pata hai builders ke games, but khud ke liye dekhna alag hai. My main concern is this super area vs carpet area trap. Global Horizon Holdings ka ek project dekh raha tha, 3BHK, but carpet area bohot kam lag raha hai compared to super area. Kya builders abhi bhi itna inflate karte hain numbers? Matlab, is it worth paying for so much 'super' space jo use hi nahi hota? Pre-launch mein jo prices dikhate hain, woh real hote hain ya baad mein hidden costs add hote hain? I'm looking at something around 1.8 Cr. Any tips on how to push back on these inflated figures or get a better deal on carpet area? Hope someone has some insights.
