₹1.8 Cr for a 3BHK in Sector 82 — seems like the new normal now. I'm in real estate myself, but honestly, buying for my own family in Mohali is a whole different ballgame. I'm looking at Godrej, M3M, and DLF, specifically their projects around Sectors 82-84. I know what brochures don't tell you about construction quality. Has anyone here had recent possession from them? Did you find major plaster cracks or seepage issues after moving in? Also, what about hidden charges? Did they surprise you with huge PLC or maintenance deposits at the last minute, or was it all clear upfront? I'm trying to figure out which builder is actually transparent and delivers on quality, not just marketing. Any off-the-record experiences would be super helpful.

Totally feel you, bhai! Mohali mein prices toh rocket ho gaye hain. I was looking at M3M's offerings near Airport Road (Gurgaon side) and the per sqft rate is just insane. For 1.8 Cr, you'd expect perfection, right? But from what I hear, M3M ka post-possession service is a nightmare. My cousin faced issues with their project in Badshahpur.
