Mohali buy: Are amenity premiums really worth it for investors?

My lease ends in 4 months, and honestly, I'm fed up paying rent. Time to invest in Mohali. Everyone glorifies fancy amenities, but do they actually translate to better resale or consistent rent? Like, Landmark Avana ka clubhouse, is it really used daily ya bas show-off hai? Maintenance charges bhi bahut high hote hain, do they ensure good security and upkeep, ya bas ek extra cost? I'm thinking long-term ROI. Acha construction quality toh theek hai, but ye amenities ka premium worth it hai kya? Change my mind.
