Mohali buyers, how much did you budget beyond base price?
Emaar India has the best planned developments in Mohali and I'll stand by that. But as a first-time buyer looking at ₹85L units, hidden costs are terrifying me. I had no idea registry, GST, and basic interiors easily add another 15-18% over the agreement value. My parents keep saying everything is negotiable, but ab samajh nahi aa raha how much builders actually budge. Did anyone manage to negotiate waiver on PLC or club charges recently, or is pricing completely rigid?

Honestly, looking at the entire scenario, maybe Emaar is strict with pricing because their delivery record and maintenance are genuinely far superior to unorganized players in the region. But at ₹85L base turning into ₹1.02 Cr final, as a middle-class salaried person you have to ask yourself if the EMI stress is worth the brand name. So OP, what did you end up deciding on the flat, did you book or are you exploring more sectors?

Club charges toh bilkul non-negotiable bol dete hain straight away, but you can definitely push them on PLC if the unit is facing an internal road or boundary wall instead of green park. Has anyone visited near Aerocity side recently to check if smaller local builders are offering any stamp duty adjustments?

True, kitchen woodwork and painting alone ate up 4.5 lakhs for my cousin recently. Ek tip deta hoon, builder se interior packages kabhi mat lena, they outsource it to local contractors and keep 30% margin.
Basic interiors for a 3BHK easily takes 10 to 12 lakhs if you do modular kitchen, wardrobes, electrical fittings, and basic false ceiling, anything lower means using cheap commercial ply that swells up in first monsoon.

If a 85L flat is actually going to touch nearly 1 crore on road, my whole home loan calculation goes out of the window. Maine toh Gurgaon side Airport Road ke paas ek project dekha tha last month, wahan bhi same scene tha, quoting 1.2 Cr base but final demand note was reaching 1.45 Cr easily. In this tight market builders simply pass every small infra and legal fee to us buyers.
Writing mein mangoge tabhi asli shock lagega bhai. They handed me a sheet where 1 lakh was just for electricity meter connection, 3 lakhs club membership, plus 18% GST on all these individual amenity charges. I literally felt dizzy looking at that list.
