But as an investment, especially for a first-timer, Mohali mein itna bada ticket size thoda risky ho sakta hai. Gurugram mein current market conditions mein bhi high-end properties ki liquidity thodi affected hai, Mohali mein toh aur bhi zyada. ROI slow ho sakta hai. Better to look for something with higher rental yield potential or faster appreciation in areas like Baharampur Naya if you're keen on the NCR belt, not Mohali.
U12, Mohali mein rental yields Gurgaon ke comparison mein kaafi low hote hain, especially for these luxury segments. Log prefer karte hain apne ghar mein rehna ya phir thode affordable options. High ticket size properties pe rental income kaafi kam hota hai, ROI ko negatively affect karta hai. So, purely investment ke liye, it's a tough call.

DLF ke projects no doubt quality mein acche hote hain, but unke timelines ka thoda issue rehta hai sometimes. Mere ek relative ne 5 saal pehle ek DLF project mein invest kiya tha, aur possession mein kaafi delay hua tha.
