Since January I've been shortlisting flats in Mohali, and it's getting confusing. My family's growing, so we need a 3BHK; kids' school admission is a priority. We saw some Eros Group properties in Sector 79. The base price looks okay, but then they hit you with so many add-ons. I'm trying to figure out these hidden charges that only appear at possession time. Also, is a construction-linked payment plan always smarter, or can a bigger down payment get better terms? Honestly not sure how much negotiation room there really is for these extra costs. Should I push for a spot discount instead? Any experiences with Eros Group's extra charges?

Exactly! My friend booked a flat in Baharampur Naya last year and was shocked by the extra charges for power backup and maintenance deposit at possession. They don't even tell you clearly upfront. It's like a trap.
