After 7 years of paying rent, ₹45k a month now, I'm finally done. Landlord raised it again, so I'm seriously looking to buy in Mohali. Saw a 3BHK with Agrante Realty in Sector 36, quoted ₹1.8 Cr. Builders push construction-linked payment plans (CLP) hard. Is CLP actually smarter than a bigger down payment? Or does it just make the EMI math look better initially? Also, these super area vs carpet area numbers are confusing. They quote huge super areas, but the usable space feels tiny. Should I focus purely on carpet area? And for Mohali, has anyone found better deals in the secondary market recently? Like, can you negotiate harder on resale flats compared to new ones? Honestly not sure which way to lean.

Totally relate to the rent frustration! ₹45k is insane. My landlord also increased rent recently, so I'm also looking in Mohali. That ₹1.8 Cr for 3BHK sounds steep though, even for Agrante. Did you check any other builders or areas?
Haan bhai, I checked a couple of projects near Aerocity, prices are similar or even higher. Agrante ka track record theek hai, but this price point is pushing it. For other areas, maybe Zir
