Honestly, I work in real estate but buying for myself is a whole different ballgame. Builders ki marketing spin se toh waise hi bach jaata hoon, but actual ground reality kya hai Mohali mein, especially for Big Block South City 2? Promised amenities vs. what actually works day-to-day. Like, children's play area, kya woh safe aur usable hai, ya bas ek checkmark? Aur water supply, reliable hai ya tanker pe depend karna padta hai? Clubhouse facilities, log use karte hain ya bas showpiece hai? Off the record opinions chahiye, please. Don't want to make a mistake.

The price range of ₹2.9 Cr – ₹3.7 Cr for just 4 units feels steep, even for luxury in Mohali. In Gurugram, current market conditions are seeing a lot of new launches at similar price points, sometimes with better established infrastructure and clearer possession timelines. For Big Block South City 2, the 'completed' status with a 2025 possession date is definitely a red flag, smells like a RERA loophole or an ongoing fit-out. Be very careful about the actual handover condition versus what's promised in the glossy paper.
Total units 4? For ₹3 Cr+? That's super low density, which is good, but then water supply ka issue kaise ho sakta hai? Mohali mein usually tanker pe depend karna padta hai kya for such high-end projects? Or is it specific to this builder? My cousin in Badshahpur faces this daily, aur wahan toh itna expensive bhi nahi hai.
Haan, water is a big problem. My sister in Baharampur Naya faces it too. It's a common problem in the region.
Water supply is a major issue in many parts of Mohali, not just this project, even for some premium areas. Tanker pe depend karna padta hai, especially summers mein, sometimes even for high-end societies. You need to check their specific borewell/municipal connection status and capacity very carefully. Don't assume anything.
Yaar, Mohali mein builders ka yahi game hai. Mere friend ne ek project liya tha near Airport Road (Gurgaon side), same story. Brochure mein Olympic-size pool, reality mein chhota sa tub. For Big Block South City 2, I heard the 'total units: 4' thing is true, so it's very exclusive, but maybe that's why amenities are not fully utilized. Clubhouse was empty when I visited last year, more like a glorified reception area. It felt very isolated.
Hey, I was also looking at Big Block South City 2! The designs look so premium in the renders. But ₹2.9 Cr – ₹3.7 Cr is a big jump for Mohali. Aur completed hai bolte hain but possession 2025 July dikha raha hai, yeh kya scene hai? Anyone know more about this discrepancy? It's confusing for a first-timer like me.
This 'completed but not delivered' thing is a huge trap. My friend faced delays for 2 years in another project in Mohali because of this, and had to pay EMIs without possession. Make sure you get everything in writing about the actual handover date and penalty clauses. ₹3 Cr is too much to risk on vague promises.
Lol, 'completed' but not completed. Classic builder move to attract early buyers. Be careful!
Haan, I asked about that. They said 'completed' means structure is done, but finishing, interiors, and approvals are still pending. So possession 2025 is realistic for final handover. Builders play with words to show good project status.
Bhai, marketing brochures are always 100% fiction. Har jagah yahi haal hai, Mohali mein bhi. South City 2 mein toh maine bhi suna hai ki amenities sirf dikhawe ke liye hain, ground reality kuch aur hai. Bachke rehna.
Exactly! Mera cousin Sector 91 mein hai (Gurgaon side), unka gym equipment 6 mahine se kharab pada hai, koi theek nahi karta. South City 2 ka children's play area bhi sirf naam ka hai, not safe for kids, heard from a friend who visited.
Totally, bro! Aur phir maintenance charge pura lete hain for non-existent or barely functional things. First-time buyers ko toh aise hi phasaate hain.
