Since last year, I've been eyeing Mohali for an investment property. I'm in Dubai, so remote buying is tough. Looking at Sector 91/92, maybe Aviana Green Estates. Yaar, hidden charges ka kya scene hai? Possession pe kya-kya nikalta hai? Aur resale market mein, Aviana Green Estates jaise projects mein, kya better negotiation mil sakti hai compared to new launch? Koi experience hai?

Mohali remote buying is a huge risk. Especially Aviana Green Estates, I've heard mixed reviews. Hidden charges toh har jagah hain, but builders Mohali mein thoda zyada hi nikalte hain last minute pe. Be very careful with the paperwork and read every single clause.

Haan, remote buying mein bahut dikkat aati hai. Mera ek dost Airport Road (Gurugram side) par phasa tha aise hi. Builder ne flat ki size bhi thodi kam di thi as per plan, aur amenities bhi promised se kum. Mohali mein bhi bahut builders RERA se pehle ke projects mein loopholes use karte hain. Aviana Green Estates ka track record check kar lo. Koi bhi payment karne se pehle site visit karwao kisi trusted person se, aur lawyer se agreement padhwana must hai. Warna Dubai se baithe-baithe फस जाओगे.
Resale mein negotiation definitely possible hai, but Aviana Green Estates jaise ache projects mein 5-7% se zyada expect mat karna. New launch mein toh almost zero scope.
Bhai, hidden charges toh pakka nikalte hain. Mere cousin ne Mohali mein hi liya tha ek project mein, possession ke time GST, maintenance advance, IFMS (Interest Free Maintenance Security) ke naam pe 3-4 lakh extra nikal gaye. Agreement mein sab likha hota hai, but small print mein. Make sure you get a lawyer to review it properly.
