Mohali overall — it's been on my radar for a while now, given the growth. I'm based in Dubai and looking to invest, maybe a 3BHK in Sectors 82-84. Something like Whiteland Westin Residence or an M3M project, if the legalities check out. My budget is around ₹1.8-2.5 Cr. Matlab, I can't do a site inspection myself, so legal clarity is my biggest concern. How can one really verify RERA registration details remotely? Is the RERA website data enough, ya should I hire someone for a deeper builder legal track record check, especially for older projects by M3M? Specifically, for title verification, what are the absolute critical steps not to miss? I'm worried about sub-leased land issues or any hidden encumbrances. Koi batao, RERA complaints actually effective hain ya sirf paper pe for delayed possession or other issues? It's tough when you can't personally follow up on everything. Any advice on power of attorney for this?

Bhai, M3M projects in Mohali? Thoda research kar lo. Unka track record Gurugram mein bhi mixed raha hai, especially with delays. RERA registration check karna is bare minimum, but for real peace of mind, you need to dig deeper. Just seeing 'registered' on RERA isn't enough to guarantee timely possession or quality. Be very cautious, especially from Dubai.
