Mohali investment: Payment plan confusion
Construction-linked payment plans Mohali mein kitna sense banate hain, especially for investors? I'm finally taking the plunge, yaar, fed up of renting. My landlord raised rent again, so I'm doing the EMI vs rent math seriously now. Looking at Sector 76, Imperialstone Infraparks ke projects mein, prices kaafi high lag rahe hain, like 3BHK for ₹1.8 Cr tak jaa rahe hain. Is it smarter to go for a CLPP ya try to negotiate a bigger down payment for a better deal? Matlab, builders usually kya prefer karte hain? Does a higher upfront payment give you more leverage for discounts on the total cost? I'm trying to maximise deal value, not just EMI kam karna. Any hacks to spot underpriced assets using payment plan terms? Kaunsa option total cost of acquisition kam karta hai?

Totally understand your dilemma. Mere ek dost ne CLPP liya tha NCR mein, Badshahpur ke paas, aur project 2 saal late ho gaya. Uska EMI toh chal raha tha, but possession nahi mila. Toh CLPP tabhi accha
Yaar, same boat! Mohali mein prices sunke toh hosh ud jaate hain. Mera bhi yahi confusion hai CLPP aur lumpsum discount mein. EMI kam karna theek hai, but total cost pe fark padna chahiye.
