Not proud of this but I almost got duped by a pre-launch scheme. I work in real estate but khud ke liye buying karna is a whole different ballgame. I'm looking at DLF Gardencity Arcade in Mohali for investment. Brochures mein sab kuch perfect lagta hai – fancy amenities, lush green areas. But off the record, kitna difference hota hai promised aur delivered mein? Especially for long-term ROI aur tenant attraction. I know what builders don't tell you, so I need real experiences. Clubhouse facilities aur green spaces, are they actually maintained and used regularly, ya sirf show-off ke liye hain? Maintenance charges high toh nahi ho jaate for ghost facilities? Any real experiences from owners wahan?

I visited a project recently, not DLF, but in a similar price bracket. They showed me a beautiful clubhouse, but it was still under construction even after possession. The sales guy said 'sir, bas finishings baaki hain'. That's a red flag. For Gardencity Arcade, since it's completed (Possession date: 2022-12-01), you should be able to see the actual, finished amenities. Go there unannounced and check the condition yourself. Don't rely on old photos.
Totally agree. Current market conditions in Gurugram show that projects with genuinely functional and well-maintained amenities command better rental and resale value. Mohali might follow a similar trend. If the green spaces are just patches of dry grass, it won't attract anyone. For ₹2.1 Cr, expectations are high.

So, U1, agar aap invest kar rahe ho, try to talk to existing residents, not just the sales team. They will tell you the real picture about the clubhouse and green spaces.
Rental yield Mohali mein thoda tricky hai, especially for higher value properties like 2.1 Cr. You're competing with a lot of new inventory. I'd say focus on the actual usability of amenities. Haan, DLF Gardencity Arcade is completed. The RERA number is GGM/537/269/2022/12. But just being completed doesn't mean amenities are top-notch. Sometimes they rush completion just to get the certificate. Total units 100 hain, so it's not a massive project, but maintenance can still be an issue.
