Mohali investment: The ghost society risk nobody talks about
Mohali mein ghost societies ka risk bahut high hai, especially in some new projects. I'm looking at OSB Expressway Towers for an investment, but I'm based in Dubai so can't do a site inspection myself. Kya yahaan capital appreciation potential abhi bhi hai, ya prices already peak kar gaye hain? I'm worried about the investor-to-end-user ratio, don't want a place jo mostly khaali ho. What's the resale market like for these types of apartments? Agar 5-7 saal mein exit karna ho, will there be enough demand? Also, legal clarity for overseas investors is a big concern. Any ground-level info on this project ya builder ka track record?

Par jab tak actual occupancy rate high nahi hota, capital appreciation aur resale dono mushkil hain. Aap kisi trusted local property consultant se baat karo jo site visit kar sake aur builder ka current status bata sake. Blind investment mat karna.
OSB Expressway Towers mein mere ek dost ne book kiya tha 2018 mein. Usse bola tha 2021 tak possession mil jayega, but ab tak kuch nahi. Builder ne sirf promises kiye hain. Main toh bolunga ki agar aap site visit nahi kar sakte toh avoid hi karo. Pata nahi kab complete hoga aur kab log rehna shuru karenge. Bahut risky hai.

Mohali mein demand creation bahut slow hai. End-user profile dekhna bahut zaroori hai. Total units 1089 hain, itne units agar khaali rahe toh society ka maintenance bhi mushkil ho jaata hai.
Price range size ke hisab se hai, studio se 2BHK tak hain wahan. Quality average batai jaati hai. Lekin haan, Mohali mein resale abhi utni strong nahi hai jitni pehle thi. Jab tak log actually shift nahi hote, demand nahi banegi. Mera ek relative Airport Road wale area mein dekh raha tha, wahan bhi yahi haal hai.
