Mohali investors: construction quality ka long-term impact kya hai?
Mohali mein construction quality investors ke liye ek big headache ban gayi hai. I'm currently in a 2BHK in Sector 80, thinking of upgrading to a 3BHK or a villa, maybe even Investor Avenue Luxury Floor 3. But yaar, I'm worried about the long-term picture. Log kehte hain initial snag list toh theek ho jaati hai, but what about cracks, seepage, ya fittings jo saal bhar mein kharab ho jaati hain? Does this really hit resale value ya tenant attraction? Also, maintenance charges toh high dikhte hain, but kya actual service quality match karti hai? Should I just stick to older, tried-and-tested projects instead of paying a premium for potential future headaches? Is the price jump worth it for these newer projects? Any experiences with Investor Avenue's long-term quality?

Investor Avenue ka possession date kya tha? Kya logo ko time pe mila?
My experience in a project near Baliawas was similar. The initial build quality seemed okay, but within two years, the paint started peeling, the electrical fittings kept malfunctioning, and the plumbing was a constant headache. We paid a premium thinking 'new project, new tech', but it was just a facade. The maintenance society also struggles because the builder handover wasn't smooth. It definitely impacts resale value; people are wary of buying problem properties, no matter how good the location is.
The post mentions Investor Avenue Luxury Floor 3. I checked, aur iska RERA number 'Rera Not Applicable' dikha raha hai. Yeh thoda fishy lag raha hai, ya koi loophole hai? Iska long-term impact kya ho sakta hai agar project RERA ke under nahi hai? Builders ko accountability kam hoti hai na?
Exactly! Meri friend ne Badshahpur mein ek small project liya tha, similar case, less than 8 units, so no RERA. Builder ne initially sab promises kiye, but after possession, finishing issues ko resolve karne mein bahut time lagaaya. Final payment ke baad toh jaise phone uthana hi band kar diya. Aise projects mein buyer ki bargaining power bahut kam ho jaati hai, especially if it's a smaller builder. Be careful with these loopholes.
Haan, sirf 4 units hain, isliye RERA nahi hai. But for ₹1.9 Cr – ₹2.3 Cr, thodi aur transparency toh honi chahiye.
Actually, RERA ke rules ke hisaab se agar total units 8 se kam hon, toh RERA registration mandatory nahi hoti. Investor Avenue Luxury Floor 3 mein toh sirf 4 units hain. So technically, it's not 'fishy' as per law, but still, as a buyer, it reduces your legal recourse if something goes wrong. Builder ka track record dekhna zaroori hai.
Exactly what I'm worried about! Mohali mein construction quality kaafi inconsistent hai, especially in newer projects. Investor Avenue Luxury Floor 3 sounds fancy, but what if it's just superficial? My budget is tight, so I can't afford future repair costs. Is it really worth paying 2 Cr+ for something that might start cracking in a couple of years?
Investor Avenue ka price range toh ₹1.9 Cr – ₹2.3 Cr hai, for that kind of money you expect top-notch quality, right? Par agar cracks aur seepage ka darr hai toh kya fayda?
Sahi kaha aapne. Mera cousin ne Airport Road pe ek project mein liya tha, starting mein sab theek laga. But ek saal mein hi seepage issues, lift breakdowns, aur parking mein paani bhar gaya monsoon mein. Builder ne promises toh bade bade kiye the, but after possession, koi sunta nahi. Upar se maintenance charges bhi badha diye. It's a huge dilemma for first-time buyers like us, ki trust karein toh kispe karein?
