Mohali investors: Direct builder ya broker deal?
Sector 32 keeps coming up every time I shortlist something for an upgrade. Currently in a 2BHK in Sector 70, thinking of a 3BHK or a small villa around ₹2 Cr. Builders like Viridian Red show huge super area numbers, but carpet area bahut kam nikalti hai. Matlab, 1800 sqft bolte hain, but actual usable space seems like 1200 sqft hi hai. Is it always like that? Ya koi negotiation scope hota hai on the per sqft rate based on carpet area? Feels like super area trap hai. Also, brokers always push for specific projects. How much can you trust their advice? Are direct builder deals better than through brokers for a good price, especially for investors? Kya koi hidden costs bhi hote hain jo broker nahi batate, ya unka commission bhi add hota hai? Need genuine advice.

Brokers toh apni commission ke liye kuch bhi bolenge. Unka trust karna mushkil hai, especially when they push specific projects. Maine bhi ek baar dhokha khaya tha. Direct builder se baat karna hi best hai, at least hidden costs clear rehte hain.
Bhai, 100% true. Ye super area ka chakkar toh pura scam hai. Viridian Red ka toh naam hi suna hai aise tactics ke liye. Mohali mein ye common ho gaya hai.
