Mohali investors: Keystone Seasons' ROI potential and delivery risk?
My last Mohali investment yielded a 14% CAGR, but Keystone Seasons' ₹3.51 Cr starting price for an upcoming project has me seriously evaluating. I'm looking at it for long-term capital appreciation, but honestly, the pre-launch pricing feels a bit steep. Is this entry point justified for an upcoming project in Mohali, or are we looking at an inflated valuation? More critically, what's the builder's actual track record for delivering on time? My biggest concern is the under-construction risk and potential delays, which directly impact my projected ROI and rental yield. I've seen this pattern before, where delays erode initial gains. Is the projected appreciation realistic given current market dynamics? Would you consider this a calculated risk for wealth creation, or are there better alternatives for similar budgets in Mohali right now? What's the community's verdict?

Totally understand your concern about delays! Mera experience Baharampur Naya mein ek project ke saath bahut bura raha hai. Builder ne 2 saal ka delay kar diya aur penalty bhi nahi di. Ultimately, mera rental income ka pura calculation bigad gaya. Keystone Seasons ka RERA number GGM/823/555/2024/50 toh hai, but RERA registration alone doesn't guarantee timely delivery, especially when the possession date is as far as 2029-09-01. Ek baar builder ka past record check kar lo ache se.
Sahi kaha. Builder ka track record kaise check karein apart
Haan bhai, same experience! Builders promise the moon but deliver nothing but headaches. Delays are the worst for ROI.
Bhai, ₹3.5 Cr starting price for an upcoming project? That's a huge amount for a first-time buyer like me. Mohali mein itna high pre-launch price justified lagta hai kya? My budget is much tighter, maybe ₹1.5-2 Cr max.
