Mohali investors: Maintenance charges and amenity ROI?
Did a site visit to DLF Gardencity Arcade in Mohali on Saturday and honestly, construction quality looked decent. But as an investor, I'm thinking long-term. My main concern hai maintenance charges. Are they really value for money? I've heard stories about high charges but poor service baad mein, affecting tenant retention. Also, the clubhouse facilities looked great, but do people actually use them daily? Or are they just for show, adding to the monthly outgo? I'm not sure if these premium amenities truly justify the higher maintenance ya phir yeh sirf initial attraction hai. Kya Mohali projects mein high maintenance ka ROI justify hota hai, especially for resale value? What's your take on this?

I think it depends on your target tenant profile. If you're looking for corporate expats or high-earning professionals, they might appreciate and pay for the amenities. But for the average family, it's just extra cost. My advice would be to compare the expected rental yield after deducting maintenance with other properties in Mohali without such high-end amenities.
Sahi baat hai, resale value pe bhi impact aata hai. Agar maintenance bahut zyada hai, toh second-hand buyers bhi hesitate karte hain. Especially in today's market conditions where buyers are very price-sensitive, even in Gurugram.

I checked the RERA for this project, GGM/537/269/2022/12. It's a completed project, possession was Dec 2022. So, current residents should be able to give real feedback. Has anyone here actually lived in a DLF project in Mohali?

Meri ek friend ke parents DLF Phase 5 Gurgaon mein rehte hain, wahaan maintenance charges are high but service is mostly good. Mohali ka pata nahi, but DLF ka brand name toh hai. Maybe we can find someone who already owns there?
