Mohali investors: Real negotiation on new projects?

Since January I'm eyeing Mohali 3BHKs. My Sector 74 2BHK is tight. Satkartar Homes quotes seem firm. Does negotiation work on new projects, or is the secondary market better for serious ROI?

Bhai, same situation here! Mohali mein toh rates aasmaan chho rahe hain. Satkartar Homes ka toh I've heard they don't budge much on new projects. Negotiation is almost impossible these days, lagta hai.

Haan yaar, bilkul sahi kaha. Builders ne ek rate pakad rakha hai, especially for new launches. Mohali mein toh competition bhi utna nahi hai jitna pehle tha, so they have the upper hand.
