Secondary market deals in Mohali seem like the only way to get real value now. I'm based in Dubai, can't do site visits easily. Sochna padta hai ki resale mein negotiation scope zyada hai kya compared to new projects? Ya builder se direct deal better hoti hai? Also, all-in cost kitna high jaata hai for secondary properties? Stamp duty, registration, legal fees, POA... yeh sab remote se manage karna kitna mushkil hai? Koi reliable property manager ka experience hai Mohali mein? Thoda guidance chahiye, yaar.

Bhai, secondary market mein 'real value' dhundhna ab Mohali mein bhi mushkil ho gaya hai. Builders ne rates itne badha diye hain ki resale properties bhi unko match karne lagi hain. Negotiation ka scope utna nahi milta jitna pehle milta tha. Sirf distress sale mein hi thoda discount milta hai.
Exactly! Upar se old properties mein repair/renovation ka kharcha alag se aata hai. Log sirf deal price dekhte hain, but maintenance aur upgrades
