Budget finalised, loan pre-approved – but construction quality ka issue investor ROI pe bahut impact karta hai. ROF Aalayas Phase 2 dekh raha tha, but from my experience, promised amenities often don't deliver, and shoddy build means high long-term maintenance. I always check plumbing lines and electrical wiring during site visits, not just the finish. Yeh sab resale value aur tenant attraction ko affect karta hai. Any other specific checks for quality that you guys do?

Totally agree bhai, investor ROI ke liye quality sabse important hai. I was looking at something near Airport Road (Gurgaon side) and felt the same. Aapne ROF Aalayas Phase 2 mein kya specific issues dekhe hain plumbing/electrical ke alawa?
Haan, plumbing mein toh bahut dikkat aati hai. Mere friend ne ek project mein liya tha, har doosre mahine leak. Builder sunta hi nahi.
