Mohali investors, what is your take on Trehan Luxury Floors?
Currently in a 2BHK in Mohali and thinking of upgrading, but looking at it from an investment angle too. I checked Trehan Luxury Floors recently, asking around ₹1.94 Cr. The ticket size feels pretty steep bhai, especially since I already have a home loan running. Has anyone tracked price movement here since launch? Is there genuinely any capital appreciation left at this price, or will the resale market be sluggish in 5 years? Not sure if finding buyers for luxury floors is easy in Mohali later. What kind of rental yield can one realistically expect... 3% maybe?

My cousin told me Airport Road (Gurgaon side) has seen crazy spikes in floor prices recently, so builders are testing the same luxury floor hype everywhere now. Major banks toh file le rahe hain kyunki RERA registered hai, par valuation ka bada issue aata hai builder floors me. Bank wale 1.9 Cr ka full sanction nahi nikalte, bolte hain market rate se pricing thodi inflated hai. Mera ek file me around 20 lakh ka shortfall aa gaya tha down payment ke time.
