Mohali investors: Where's the real value?

Visited NBCC Sector 15 last weekend. Honestly, new project prices feel so inflated. As an investor, I'm really struggling to see any real value. Are secondary market deals the only option for decent ROI in Mohali now? Thoughts on price correction zones?

Yaar, NBCC Sector 15 toh chodo, maine toh Airport Road side bhi dekha hai Mohali mein. Wahan bhi rates aise hain jaise prime Chandigarh ho, 6000-7000/sqft for under construction! Secondary market mein options hain but quality aur paperwork ka tension rehta hai, especially for first-timers like us. Builders are just milking the IT

Haan bhai, same experience. Mohali mein prices toh bahut zyada lag rahe hain, especially new projects.
