Mohali IT City's real impact is still a question mark

Just moved into my new 3BHK near Mohali IT City last month, aur abhi bhi soch raha hu ki IT park development se actual demand kitni aa rahi hai. Builders toh bolte hain bahut growth hai, but is it real end-user demand ya bas investor hype? Kya aisi properties abhi bhi affordable investment windows hain ya already prices badh gaye hain?
