Okay I'll say what no one says: Mohali ke Golf Course Extension Road ka investment potential overhyped hai, especially for a first-time buyer like me. My budget is around 1.5 Cr for a 3BHK. Everyone says it's the next big thing, capital appreciation pakka hai, but honestly, I feel current prices already high hain. Kya 3-5 saal mein actual ROI milega ya sab brokers ki baatein hain? I'm looking for my first flat, end-use ke liye but future investment bhi dekh raha hoon. Log bolte hain rental demand achhi hai, but kitni? And will I be able to sell it easily later agar need padi? Ab samajh nahi aa raha. I hear about upcoming infrastructure, but will it really push prices up more? Ya sab bas talk hai? Change my mind. Disagree? Tell me why.

But U3, appreciation ke alawa rental income ka kya scene hai? Actual rental yield kya hai Mohali mein for a 3BHK in that range? Koi bata sakta hai?
See, I disagree. Mohali Golf Course Extension has massive potential. Infrastructure is coming, it's not just talk. New airport road connectivity, upcoming commercial hubs, and proximity to Chandigarh make it a prime location. Jo log pehle invested hain, unko toh already achha appreciation mila hai. 3-5 saal mein ROI definitely milega, just need to pick the right builder and project. Don't listen to the negative noise, do your research on specific projects like Emaar or Godrej properties in that belt, they have good track records.
