Satya Merano Greens — I'm looking at a 3BHK there for my family. As someone in real estate, I know the marketing spin. But for my own kids, I need to know about the children's play area. Is it actually safe and well-maintained? Or just a tiny, dusty corner? And are the green spaces usable, or just for show?

In this price range (₹2.0 Cr – ₹3.0 Cr), especially for a 3BHK, you'd expect top-notch amenities, not just basic ones. Current market conditions in Gurugram are tough, builders should deliver what they promise. Many projects near Airport Road (Gurgaon side) are facing similar
U1, good question! I'm also eyeing a 3BHK there. Possession date March 2023 thi na? Mil gaya kya logon ko? Aur RERA number toh GGM/480/212/2021/48 hai, check kiya tha, but delays are common.
Oh no, delay is a huge problem for first-time buyers like us. Rent bhi ja raha hai, EMI bhi shuru ho jayegi. Builders should be more transparent with possession dates, especially when the RERA number is there to protect us.
Nahin yaar, abhi tak delay chal raha hai. Builder ne bola tha March 2023, but ab next year tak kheench rahe hain. Meri ek friend ne Gurgaon-Faridabad Road pe ek project mein book kiya tha, wahan bhi same haal hai. Normal hai Gurugram mein.

Sahi keh rahe ho U1. Last year, I visited a project near Badshahpur, same story. Kids' area was just a patch of dry grass with one broken swing. Builder ki commitment kitni hai, woh amenities se hi pata chalta hai. For Merano Greens, make sure you visit during peak hours to see if kids actually use it.
Totally understand your concern! Most builders toh bas brochure mein fancy renders daalte hain. Ground reality kuch aur hi hoti hai. This 'checkbox' mentality is so common.
