Been looking for 8 months now and it's getting exhausting. I'm upgrading from my 2BHK in Mohali and checking out Trehan Luxury Floors and Investor Avenue Luxury Floor 3. Trehan abhi ongoing hai, toh possession mein risk lag raha. Investor Avenue toh completed hai, but uski maintenance charges ka kya scene hai? Total cost of ownership, including stamp duty aur interiors, kitna difference hoga dono mein? Not sure if the premium for ready-to-move is justified.

Yaar, ongoing projects se bach ke raho. Mera friend Airport Road pe ek project mein phasa hai, 2023 ka possession tha, abhi tak kuch nahi. Builders bas date pe date dete rehte hain. Ready-to-move ka premium is for avoiding this mental torture. Mohali market mein waise bhi ab kaafi options hain, don't rush.

Trehan ka RERA number 83 OF 2021 hai, maine check kiya tha. But the number of units, 408, seems huge for a luxury project. Doesn't that mean more chances of delays and crowded living? What about the actual carpet area differences between these two, does anyone know?
408 units for luxury? That's not luxury, that's a high-rise society! Agree, delays are inevitable.
U5, carpet area ka exact comparison toh builder se hi milega, but generally, luxury projects in Mohali like Trehan usually offer good spacious layouts, around 1800-2000 sq ft carpet area for a 3BHK, but that's just an estimate. Investor Avenue, being older, might have slightly smaller but efficient layouts. As for 408 units, yes, it does mean more density, but also better amenities sometimes if planned well. It's a trade-off.
Totally understand your dilemma! I'm also looking for an upgrade in Mohali. Trehan ke prices sunke toh achhe lag rahe hain (₹1.9 Cr), but the possession date is definitely a concern. Investor Avenue ka maintenance issue is real, but at least you know what you're getting. Ready-to-move ka premium is high but maybe better than endless waits.

Investor Avenue completed hai toh uski maintenance ka pata karo, but at least headache nahi hoga. Ready-to-move ka premium worth it hota hai for peace of mind, trust me.
My brother bought a flat near Badshahpur, ongoing project. 2 saal late mila, aur interiors ka toh pucho hi mat. Ready-to-move ka premium sahi hai if you can afford it.
Sahi keh rahe ho. Ongoing projects ka scene hi alag hai. Tension hi tension.
