Did a site visit to three projects across Mohali's Luxury Homes belt on Saturday and honestly wasn't expecting this madness. I work in real estate but buying for myself is completely different, yaar. Rates are touching 1.4 Cr for standard 3BHKs, but carpet area feels like a cramped box. Super area vs carpet area games dekh kar dimag kharab ho gaya. Builders keep claiming this corridor is still undervalued, but off the record, has it already peaked? Or am I missing some genuine value pockets here? What are you guys seeing?

Haan bilkul, resale main down payment requirement is huge. Someone suggested outskirts near Baharampur Naya or smaller pockets, but then public transport and water supply issues crop up. It feels like every option has a catch.

LTD. has 0 total projects delivered so far, literally zero track record. That gave me cold feet instantly. How can someone risk hard earned savings on zero prior delivery?
Sahi baat hai, peace of mind zero ho jata hai. Look at how buyers are struggling across Badshahpur belt when delivery gets delayed by years. Rental plus EMI burden kills your monthly cash flow.
You did the absolute right thing by backing off. For budget-sensitive buyers like us, putting money where total projects count is 0 is pure suicide, no matter how shiny the mock flat looks.

Even in places like Aerocity the quoting prices feel completely detached from actual livable space. Is there any builder actually giving honest carpet area right now?
Pure carpet layout maango toh sales reps ka chehra utar jata hai lol. Everything is hidden behind brochure pictures.
Honestly speaking, hardly anyone gives clean carpet numbers without loading surprises. Even my family checked near Airport Road side and the loading was crazy, around 35 percent. When I asked the sales guy for pure RERA carpet layout, he started talking about clubhouse amenities and private lift lobby to change the topic. It makes first time buyers like us completely paranoid.
