M3M Polo Suites mein ek unit finalize kiya hai. Possession bhi mil gaya. Ab soch raha hu Mohali mein actual rental yield kitna hai for such high-end property? Iska resale market kitna liquid hai, yaar? Capital appreciation ka kya scene hai long-term mein, since it's already completed? Any first-hand experiences?

Honestly, at that price, you're not looking for immediate high rental yield. It's a wealth preservation play, or for someone who wants to live in unparalleled luxury. Capital appreciation will be there, but maybe over a 7-10 year horizon, not 2-3. The resale market for such niche properties is always tricky, it requires patience to find the right buyer. Don't panic, but manage your expectations. It's a long-term hold.
I checked M3M Polo Suites a while back. It's truly premium, only 136 units, very exclusive. But the price point is just too high for what Mohali offers right now in terms of rental demand or even quick capital appreciation. My advisor told me to look at more established micro-markets in Gurgaon like Badshahpur for better returns, even if it's a slightly older project.
M3M ka track record generally good hai, especially for luxury. But Mohali is not their core market like Gurgaon. I remember seeing their RERA number HRERA 660/2017/307. It was completed on time in 2019. The project itself is solid, it's more about the location's demand for ultra-luxury.

2-3% rental yield for 10 Cr? Matlab 20-30 lakh saal ka? That's barely enough to cover maintenance and property tax for such a large unit. My friend in Basai has a 50 lakh flat giving him 15k rent, that's almost 3.6%.

Same question, I also looked at some luxury properties near Airport Road (Gurgaon side), but the numbers for rental yield just don't add up for such a high ticket price. Mohali mein toh aur bhi tough hoga I guess, it's not Gurgaon or Mumbai.
Bhai, 10 crore ka flat Mohali mein, as a first-time buyer? Thoda risky nahi lag raha aapko? Usually, first-timers toh budget dekh ke chalte hain. Mera toh soch ke hi BP badh gaya.
