Mohali maintenance charges: what's the actual service?
Visited Vohra Luxury Builder Floors recently, thinking of downsizing as the kids are out. They're quoting quite high maintenance charges, but I'm genuinely not sure what service quality to expect. Is the power backup reliable for the whole flat, not just common areas? Also, are the elevators always maintained well? Don't want unexpected issues after moving in.

I think the best way is to talk to current residents if possible. Since it's a completed project, there must be some people already living there. Unse ground reality pata chalegi, especially about lift uptime and power backup reliability. Builder ki baaton pe poora bharosa mat karna.
Power backup ka toh bahut bada fraud hota hai. Humne Baliawas mein ek flat liya tha, bola 24/7 backup full load pe. Jab move kiya toh pata chala sirf 2 lights aur 1 fan chalega, AC toh bhool hi jao. Aur generator set bhi chhota sa tha, load nahi le pata tha. Raat ko light gayi toh poora ghar andhere mein. Vohra Luxury Builder Floors mein bhi ye check karna bahut zaroori hai, they might just say 'backup hai' but not specify the load.
Maintenance kitna quote kar rahe hain per sqft? Vohra Luxury Builder Floors mein ₹2.5 Cr – ₹3.5 Cr ke flats hain, toh expectation toh high honi chahiye. Kya unhone detailed breakdown diya hai services ka, especially power backup and elevator AMC?
Haan, breakdown toh dete hain, but usme sab kuch vague hota hai. Actual me kuch aur hi hota hai. ₹5-7 per sqft se kam toh nahi hoga inka.
Market conditions toh abhi aisi hi hain. Gurgaon ke Airport Road side bhi builders maintenance ke naam pe loot rahe hain. Quality of service depends entirely on the RWA once formed, but initial years builder hi manage karta hai. So, what builder promises matters a lot.

Bhai, Vohra ka track record utna accha nahi suna hai. Mera cousin Chandigarh mein reh raha hai, unke project mein bhi yahi issue tha. Power backup ke liye generator har hafte kharab hota tha, aur lift toh maintenance ke bahane aksar band rehti thi. Agreement mein sab likha hota hai, but on-ground reality bilkul alag hoti hai. Make sure you get all promises in writing, especially about the full flat power backup, not just common lights.
Totally agree with your point. Mere ek dost ne Badshahpur mein ek project liya tha, similar scene. Maintenance ke naam pe sirf common area ki safai hoti hai. Power backup aur lift services toh bhagwan bharose.
