Construction quality in Mohali is a wild card, honestly. Main khud real estate mein hoon but apna ghar lena is totally different. I'm eyeing a 3BHK, maybe in Sector 82 ya 84. My budget is around ₹1.8-2.5 Cr. Dekha hai Godrej aur Emaar ke projects. Builders marketing mein sab sahi dikhate hain, but after possession, plaster cracks ya seepage issues common hain. Godrej ki finishings kaafi better lagti hain, but M3M ka naam suna hai for hidden charges like PLC ya maintenance deposits. Mera biggest concern hai ki jab handover milega, what other costs will pop up? Ye log super area vs carpet area mein bhi bohot khelte hain. Pata nahi kaunsa builder end tak transparent rehta hai. Any experiences with DLF ya Sobha in Mohali? Unki after-sales support kaisi hai?

The main point is due diligence. Koi bhi project book karne se pehle, builder ka past record, RERA registration, aur completion certificates check karo. Sirf marketing material pe mat jao. Ek property lawyer se agreement draft review karwana bahut helpful hota hai, woh saare hidden clauses expose kar dete hain jo hum jaise common log miss kar dete hain. Aur ho sake toh existing residents se baat karo us builder ke projects mein, unse real picture milti hai.
Transparency toh sirf sapna hai bhai, real estate mein. Har builder ka apna tareeka hai hidden charges nikalne ka. Abhi Gurugram mein bhi market thoda upar jaa raha hai, toh builders aur bhi aggressive ho gaye hain. Lagta hai first-time buyers ko hi target karte hain ye log. Meri toh bas yahi advice hai ki agreement dhyan se padho, har clause ko question karo.

M3M ke projects mein suna hai ki amenities ka maintenance charge bahut high hota hai, aur Baliawas mein bhi ek project mein mere friend ko similar issues aaye the. So be very careful with the fine print.

Aur Sobha ke projects ka naam toh suna hai quality mein, but unke prices bhi bahut high hote hain, especially for a first-time buyer. DLF ka bhi after-sales support average hi hai as far as I know, they are more focused on new sales.

U3, PLC generally 2-5% tak hota hai total cost ka, depending on the floor, view, ya corner unit. Negotiate karna mushkil hai but you can try. Builder bolte hain fixed hai. Make sure final agreement mein sab clearly likha ho, warna baad mein surprise charges aate hain.
