Spent Sunday checking options in Sector 63. I'm currently in a 2BHK, planning to upgrade to a 3BHK or villa in Mohali. Budget around ₹2.5-3 Cr. Rishika Green Global Llp projects bhi dekhe. Should I go direct to builder or use a broker for a better deal? Do brokers actually have negotiating power? Mohali mein koi price correction zones hain jahan abhi bhi value mil sakti hai? Final costs batao. Quoted price ke upar stamp duty, registration ke alawa kya-kya extra charges hote hain? Is the 3BHK price jump worth it? Already have a home loan, so every extra cost matters.

Bhai, 2.5-3 Cr budget Mohali mein, thoda high side lag raha hai for a first-timer. Broker se bach ke rehna, bahut commission khaate hain. Direct builder better hai if you can get all info yourself. But then again, builders often hide things. What about the hidden charges, any idea?
U2, I totally agree. My experience with a broker in Zirakpur was terrible. They just pushed me into a project with serious delays. Direct builder gives you transparency
