Mohali mein toh yeh common ho gaya hai. Builders apni cost badhane ke liye aise tactics use karte hain. Gurugram mein bhi Airport Road ke projects mein aise hidden charges kaafi dekhne ko milte hain, khaas kar jab demand high ho. But ₹5L toh bahut steep hai. Current market mein, buyers already high interest rates se pareshaan hain, upar se yeh.
Surendra Homes RERA registered hai kya Mohali Sector 114 mein? Agar hai, toh unki website pe saare charges transparently listed hone chahiye. Did you check their RERA number and the approved cost breakup?
U4, RERA registration ek step hai, but uske documents aur builder-buyer agreement ko lawyer se proper review karwana chahiye. Sab terms and conditions, payment schedule, aur saare charges clear hone chahiye. Agar builder deny karta hai likhne se, toh samajh lo kuch gadbad hai.
Even RERA projects mein bhi builders loopholes nikal lete hain. Sab kuch agreement mein hona chahiye.
U4, RERA website pe check karna bahut zaroori hai. Kai baar builder ek phase RERA karta hai aur dusre phase ko unapproved rakhta hai, ya phir project details mein yeh extra charges mention nahi hote properly.

Unhone last moment pe IFMS aur club membership ke naam pe ₹3.5L maang liye the. Agreement mein mention nahi tha, bas last minute pe surprise. Bahut dimaag kharab hota hai aise.

Haan U2, mere saath Baharampur Naya mein hua tha. Builder ne 'Internal Development Charges' ke naam pe ₹2.5L extra maange, jo registry ke din hi pata chala. Had to pay because already loan process ho chuka tha. Bahut bada scam lagta hai yeh.

U2, mostly yeh charges IFMS (Interest-Free Maintenance Security), club membership, power backup installation, aur PLC (Preferred Location Charges) ke naam pe hote hain. Builder bolta hai ki yeh standard hain, but pehle batate nahi.
