Absolutely, title deed aur encumbrance certificate sabse pehle check karna chahiye. Isse pata chalta hai ki land pe koi dispute toh nahi hai ya koi loan pending toh nahi hai. Also, make sure the project has all necessary environmental clearances. Builders often skip these or get them at the last minute, causing delays.
My friend almost got trapped in a Mohali project near the new Mullanpur area. Builder ne fancy brochures dikhaye, sab international standard. But jab visit kiya toh construction quality was pathetic, aur amenities ka toh naam-o-nishaan nahi tha. He backed out last minute, thankfully. Sahi baat hai. Badshahpur (Mohali side) mein toh abhi bhi development chal rahi hai, but prices already high hain. Baharampur Naya mein thoda affordable tha, but connectivity issues hain. Investors ko sirf appreciation pe focus nahi karna chahiye, current livability bhi dekhni chahiye, especially agar family ko shift karna ho.
But rental yields ka kya scene hai Mohali mein for these investments? NRI log toh rental income bhi expect karte hain na?

Sahi kaha, bhai. Main bhi do saal pehle Mohali mein ek project dekh raha tha, near Airport Road (Gurgaon side se nahi, Chandigarh side wala). Builder ne bahut bade sapne dikhaye the, ki 'NRI investment ka hub banega'. Maine toh booking ka plan bana liya tha, but mere cousin ne rok diya. Pata chala us project ka RERA approval bhi doubtful tha aur possession ki dates toh bas tareekh pe tareekh badhti ja rahi thi. Be careful, Mohali mein bahut saare fly-by-night operators hain jo bade builders ka naam use karte hain.
