Honestly, this whole Mohali property scene is way more confusing than I thought. I'm in Dubai, trying to invest in Sector 82-84, probably a 3BHK around ₹1.8 Cr. Builders like Reputed Builder are pushing construction-linked plans. Broker bolta hai spot discount mil jayega if I go with a higher down payment. Not sure if CLP is smarter for an investor like me jo on-site nahi hai. Kya yeh broker tactics sahi hain ya just to close the deal? Anyone faced this payment plan dilemma in Mohali? Need advice on maximizing deal value remotely.

Dekho, Mohali market mein potential toh hai, especially with the upcoming development near Airport Road. But ₹1.8 Cr for a 3BHK in 82-84 sounds a bit on
₹1.8 Cr is a significant amount, especially for a 3BHK in Sector 82-84. Have you checked the RERA status of the project? What's the builder's track record for *on-time* possession for their past 2-3 projects? And are you sure about the per sqft rate? Sometimes brokers inflate the carpet area figures. Also, jo spot discount mil raha hai, woh kitna hai? Percentage wise kitna difference aa raha hai final cost mein compared to CLP?
Builders ki toh aadat hai dates extend karne ki. Bohot frustating hai yeh sab.
U7, you're right. Woh 'Reputed Builder' ki baat ho rahi hai, I think unka Sector 91 project mein issues the. Possession kaafi late hua tha aur amenities bhi cut kar di thi. RERA site pe check kar lo sab.
My personal experience with a well-known builder in Kharar (near Mohali) was disastrous. CLP mein payment karte rahe aur project 3 saal late ho gaya. Unhone penalty bhi nahi di. Remote se follow-up karna aur bhi mushkil ho jata hai. Better to visit once if possible ya kisi trusted local relative ko involve karo.
See, CLP makes sense for end-users who want to track construction. But for an investor, especially remote, it's a double-edged sword. If construction is on track, great. If not, your money is stuck and you're paying EMIs for something that's not moving. Spot discount sounds good, but only if the builder is genuinely reputable. 'Reputed Builder' kaun sa hai exactly? Naam batao, tabhi log sahi advice de payenge.
Exactly! Mere ek dost ne Badshahpur mein ek project mein invest kiya tha, builder ne naam change kar diya aur usko 2 saal tak possession nahi mila. Remote investment mein ye sab risk bahut high hota hai.
Haan naam batana bahut zaroori hai. Mohali mein achhe builders bhi hain aur kaafi fraud bhi.
Bhai, ye broker log toh bas apna commission dekhte hain. Spot discount ka lalach deke high down payment karwa denge aur baad mein builder ke nakhre jhelo. Mohali mein bahut cases sune hain jahan projects delay ho gaye hain. Especially agar aap Dubai mein ho, toh aur careful rehna padega.
