Visited DS Buildwell in Sector 46 last weekend, looking for a 3BHK. They quoted a decent base price, but then the PLC and floor-rise premium really added up. I'm currently in a 2BHK and trying to upgrade, but honestly, is that extra 5-7L for a higher floor or corner unit worth it for an investor? Does it actually impact resale value or rental yield significantly here in Mohali? Or is it just a builder tactic? Want to make sure I'm not overpaying for something that won't give me ROI.

I think for Mohali, the resale value doesn't change drastically based on floor. Corner units *might* have a slight edge for privacy and extra light, but 5-7L extra is too much. Rental yield is almost negligible difference. It's mostly builder ka profit margin,

Same dilemma here! Builders make it sound so important.
