₹1.8 crore for a plot in Mohali's Sector 106, or a 3BHK from Godrej in Sector 82 for similar money. I work in real estate but buying for myself is different. I know the capital appreciation game, but I'm torn. For Mohali, what gives better ROI over 5-7 years? Plots feel safer, long-term, but slower. Flats, like Godrej's, offer amenities but the carpet area vs super area games are real. What's your honest take on plots for appreciation vs flats for end-use/rentals here?

My experience says plots are better. I bought a plot near Airport Road (Gurgaon side) a few years back for 1.2 Cr, now it's almost 2.5 Cr. The appreciation is real, especially if you hold and the infrastructure comes up. Plus, maintenance is practically zero for plots, unlike flats where society charges, repairs, and other headaches keep piling up. And that carpet area vs super area game in flats? Builders always quote super area, makes it so misleading.
Mohali is developing quite fast, particularly the areas closer to the airport and major highways. RERA registration is absolutely crucial, yes. Always verify the project and the

Godrej ka brand value hai, amenities bhi milengi. For end-use aur family ke liye, flat is definitely better. Convenience matters.
Totally agree with the plot sentiment. Plots are king for appreciation, especially if you can hold for 7-10 years. Flats, on the other hand, start depreciating after a few years unless they're in a super premium, established location like central Gurugram. Mohali 106 is still developing, so the plot upside might be real.
Liquidity definitely depends on the demand in that specific sector. Developed sectors mein toh bik jaate hain quickly. But 106 is still upcoming, so thoda time lag sakta hai for a good exit. Plus, you have to factor in future construction costs if you plan to build, which adds to the overall investment.
But plots mein liquidity ka kya, yaar? Jab bechne jao toh buyer milna bhi toh chahiye.
