Mohali pre-launch deals are inflated, not discounts.
Okay I'll be honest — I completely underestimated how confusing this process is. I'm based in Dubai, so site visits are tough, relying heavily on community insights. Everyone glorifies pre-launch deals, but I think it's mostly FOMO pricing, especially in Mohali. For a 3BHK in Sector 23, say from 4S Developers, are we actually getting a real discount pre-launch? Ya sirf inflated numbers jo baad mein adjust hote hain? Does open market mein better negotiation scope milta hai? Change my mind.

Yaar, you hit the nail on the head! I totally agree. Pre-launch is often just a marketing gimmick to create urgency. I saw this with a project near Airport Road (Gurgaon side) two years ago. They showed a 'pre-launch price' that was hardly different from what they were offering a few months later, and by then, the market had cooled a bit. The so-called discount was just the initial price, which then got adjusted upwards with amenities and PLC charges. So, the "real" discount was non-existent. For a 3BHK in Mohali, especially with a developer like 4S, I'd be super cautious. Open market mein sometimes better deals mil jaate hain, especially if you're ready to negotiate hard with a builder who needs to clear inventory.

Exactly! My cousin booked in a project in Badshahpur during pre-launch, thinking he got a steal. By the time possession was due, the actual rates in the resale market were almost the same as his 'discounted' pre-launch price, sometimes even lower if you consider the opportunity cost. It's all about perception.
