Pre-launch discounts in Mohali feel like a total myth to me now. I was eyeing a CBS Developer project in Sector 2, they showed some early-bird rates. But after adding stamp duty, PLC, and parking, it just balloons. Plus, the super area vs carpet area difference is always a shocker. Is early-bird actually a discount, ya just bait? Kya all-in cost estimate sahi hai?

Bhai, you've hit the nail on the head! Exactly my experience with a project near Airport Road (Gurgaon side) too. They lure you with a low per sqft rate, but then the add-ons just multiply. It's like a magic trick to make your budget disappear.
Totally agree with U1. I was looking at a project in Baharampur Naya, same story. Builder ne bola 'early bird discount', but jab final breakup aaya, it was more expensive than ready-to-move flats
