Since January I've been looking at flats in Mohali, kids have moved out so don't need such a big place anymore. Selling our existing property, want something manageable in Sector 66 or 70 maybe. Builders like Emaar, DLF have good projects, but primary market mein prices bohot high lag rahe hain. Not sure if secondary market deals are better. Matlab, resale mein negotiation ka scope zyada hota hai kya? Aur all-in cost mein hidden charges kitne add ho jaate hain? Builder sales waale toh bas basic price batate hain.

Totally agree, bhai. Mohali mein primary market ke rates toh mind-boggling ho gaye hain. Main bhi Sector 66 mein dekh raha tha, Emaar ke project mein, but unka base price sunke hi dimaag ghoom gaya. Phir jab GST, PLC, parking, club membership add karte hain toh itna upar chala jaata hai ki budget hil jaata hai. Builder sales wale toh bas sapne dikhate hain, reality check baad mein milta hai. Lagta hai secondary market hi option hai.
