Mohali project prices: Brochure vs. reality is wild
I'm genuinely struggling with the actual price per sqft in Mohali projects. Fed up of renting, landlord raised rent again, so I'm finally taking the plunge. Looking at DLF Gardencity Arcade and Anant Raj The Estate Floors. Both completed, which is a plus. But their listed prices, like 2.12 Cr for DLF and 2.78 Cr for Anant Raj, seem to jump way up after all the hidden charges. What's the real price per sqft people ended up paying in these? Also, carpet area efficiency. Anant Raj feels more spacious but not sure if it's just the layout. How are the maintenance charges for both, and what do they actually cover? Any insights on which project offers better value for usable space?

Honestly, both are good projects in terms of location and builder reputation in Mohali. DLF has 100 units, so it's a relatively smaller, more exclusive community. Anant Raj is bigger. The key is to get a detailed breakup from both builders. Don't just look at the 'total flat cost' they quote. Ask for specific charges like IDC, EDC, PLC, club membership, car parking, power backup, and GST separately. Only then can you compare apples to apples and see the true value for usable carpet area.
My friend bought in DLF Gardencity Arcade. He said the final price per sqft, including all charges, came out to be roughly ₹11,000-₹12,000. So for a 2.1 Cr flat, it's easily hitting 2.3-2.4 Cr after everything. The maintenance is high, but the quality of construction and amenities is decent. Anant Raj is slightly newer, so maybe better tech in common areas.
Thanks for the numbers U9! This helps in budgeting. I was looking at a place in Basai and even there, the difference between advertised and actual was shocking. Do you know if your friend negotiated any of these 'hidden' charges with DLF, or are they non-negotiable?
U9, that's a crucial data point! ₹11k-₹12k per sqft all-inclusive is a good benchmark. So, for the 2.1 Cr DLF unit, assuming around 1800-1900 sqft super area, that sounds about right. It makes you wonder how much the base price is actually inflated. I'm also worried about the current market conditions; prices are already so high, will they appreciate enough to cover these extra costs?
I visited both properties last month. Anant Raj's layout *does* feel more spacious, even if the carpet area numbers are similar. It's probably better design and less wasted common space. DLF felt a bit more compact inside. Maintenance-wise, both are premium, expect around ₹4-5 per sqft, which includes basic security, common area cleaning, and lift. But club house, swimming pool extra ho sakta hai.
Yeah, maintenance charges are a big deal. For DLF Gardencity Arcade, I heard the maintenance is actually closer to ₹6/sqft because of all the amenities. And parking is usually separate, like ₹5-10 lakhs for a covered spot. It all adds up to a huge difference from the advertised price.
U6, that's super helpful info! ₹4-5 per sqft is quite high, especially for a first-time buyer like me. Does that include power backup? And what about parking charges? Builders often sneak that in too.
U1, you hit the nail on the head. I faced a similar situation when I bought a flat near Airport Road (Gurgaon side). The brochure price was tempting, but by the time stamp duty, registration, IFMS, and a dozen other charges were added, it was a significant jump. Always ask for an all-inclusive cost sheet upfront, not just the base price per sqft.

Totally agree with U1. Yeh builders ka game hai. Pehle kam price dikhao, fir add-ons se bill badha do. What about the RERA numbers for these projects? At least that gives some transparency on carpet area.
Bhai, you're not alone! This 'brochure price vs. actual price' struggle is real. I'm also looking in Mohali and the final cost always seems to have a 15-20% hidden markup. Builder convenience fee, development charges, club membership — it all adds up so fast. It's like they advertise a base model car and then you find out AC is extra!
