Mohali projects: Construction quality ke baad ke kharche?

Spent the whole Sunday checking out options in Mohali, including Landmark Avana 1st Phase. Renting se toh pak chuka hoon, finally taking the plunge. Investor perspective se soch raha hoon, but construction quality pe bohot doubt hai. Kya kisi ka experience raha hai ki possession ke ek saal baad cracks ya seepage issues aate hain? Resale value pe kitna impact padta hai aise issues ka? Aur maintenance charges ke against service quality kaisi milti hai? Clubhouse amenities kya sirf show-off hain ya actually use hoti hain? Not sure if that premium for amenities really pays off long-term for tenants.
