Mohali projects: Hidden charges making me question everything
Been looking for 8 months now and it's getting exhausting. Har builder ka yahi haal hai, advertised price kuch aur hota hai aur site visit pe pata chalta hai ki actual cost ₹3000-₹4000/sqft zyada hai. Matlab, kya chal raha hai yeh? I'm looking at 4S and Trehan Luxury Floors in Mohali, aur dono mein yehi drama hai. Initial figures dekh ke lagta hai budget mein hai, lekin phir maintenance, PLC, club charges add hoke out of reach ho jaata hai. My budget was around ₹2 Cr for Trehan, but hidden costs push it closer to ₹2.5 Cr. 4S toh ₹3.69 Cr se shuru hoke kahan tak jayega, pata nahi. I've seen this pattern before. Kya in builders ka track record sahi hai regarding final costs? Has anyone faced similar issues with these projects? Yaar, transparent pricing kab aayega market mein?

Bhai, 4S ka 'RERA Not Applicable' dekh ke hi darr lag raha hai. How can a project with 20 units not have RERA? That's a huge red flag for me, especially for an 'ongoing' project. Aur ₹3.7 Cr ka price range bhi weird hai, matlab fixed price? Usually it's a range. Possession date 2024-04-01 bhi bahut close hai, toh it seems very risky without RERA protection.
