posted on 16 MayMohali projects: Is construction quality really holding up?
Honestly, I'm so fed up of renting. Landlord raised rent again and I'm finally taking the plunge to buy in Mohali. Looking at places like Millenium Bajrang Society, but I'm super concerned about actual construction quality. Brochures always look great, but what's the ground reality after a year or two? Are people seeing cracks, seepage issues, or fittings failing? Also, how are the maintenance charges compared to the actual service? Is the power backup full flat or just common areas? Not sure if the promised amenities actually get delivered or if it's just a tick-box exercise. What's been your experience?

See, it's a mixed bag. Mohali mein ache projects bhi hain, but vigilance bahut zaroori hai. For Millenium Bajrang, try to visit the site multiple times, talk to current residents if possible, and definitely get an independent inspection done before possession. Gurugram market mein bhi yahi haal hai, high demand high prices, but quality often takes a backseat. Don't rush into it just because rent is high; a bad purchase can be a bigger headache than renting.
Has anyone checked the RERA status and reviews for Millenium Bajrang Society? Sometimes, looking up their past projects or builder's other ventures gives a good idea. Kya unka completion record consistent raha hai?
RERA is good but builders find loopholes. My cousin's project near Baliawas got delayed by 2 years, RERA fine was negligible for the builder.
Haan, RERA pe toh registered dikh raha hai, but details bahut basic hain. Completion date toh mention karte hain, but actual quality ka kya? Woh toh RERA nahi batata na.
My personal experience from a project in Gurgaon (not Mohali, but the builder mentality is same) was a nightmare. They promised Italian marble, delivered cheap vitrified tiles. Seepage started within 6 months, and the builder just kept delaying repairs. Maintenance charges were hiked disproportionately every year, and amenities like the swimming pool were never fully operational. It's crucial to check builder's past projects, not just brochures. I wish someone had warned me about hidden costs and the RERA clauses related to quality.
Builder pe trust karna is like trusting a politician. Impossible.
Absolutely, I had a similar issue with a project in Badshahpur. They showed a huge clubhouse in the renders, but it's just a small hall now. And the construction quality? Don't even ask. Plaster peeling off, shoddy wiring. Builders know first-time buyers are easily impressed by flashy brochures.
Oh no, that sounds horrible! Did this happen with many residents there? It makes me so nervous.
Millenium Bajrang? Name suna hai. Builders ke promises pe toh bharosa hi nahi raha. Sirf paisa khana jaante hain.
Yaar, same pinch! Rent increases are insane. Mohali is good, but construction quality is my biggest fear too. I heard about a project near Airport Road where flats developed major cracks within a year. Millenium Bajrang Society ka kya scene hai, koi actual owner hai yahan?
Haan, aur maintenance charges ka bhi scene hai. Promise karte hain full power backup, lekin hota sirf common area mein hai. I'm looking near Baharampur Naya, same doubts there.
Totally agree, bhai! Builders sirf marketing pe focus karte hain, delivery pe nahi. Bahut darr lagta hai.
