Mohali projects: What actually happens to quality post-possession?
Ambience Lagoon mein construction quality ka kya scene hai after a year or two? From my experience, brochures show one thing, actual delivery kuch aur hi hoti hai. I've seen projects where amenities look great on paper, but maintenance charges are high without proper service. Does the quality hold up for resale value for investors, ya cracks aur seepage issues start affecting tenant attraction after some time? Is the club house actually used daily, or does it become a ghost facility? What's your real experience?

It's a tough call with older premium projects. On one hand, location is usually prime. On the other, the hidden costs of upkeep can be huge. With 345 units, the society should have a decent corpus for major repairs, but individual flat issues are always on the owner. Did anyone check the society's financial health before buying here?
The original poster is right, brochures are misleading. I visited Ambience Lagoon for a potential rental. The interiors of some units were beautiful, but I did notice a musty smell in one corner of a ground floor unit, which made me suspect dampness. For investors, tenant attraction is key, and any visible quality issues will definitely hurt.
Yeah, even minor things like chipped paint or worn-out common area tiles can put off potential tenants or buyers. It's all about perception. A project from 2003, no RERA number, the builder could have cut corners back then.
That musty smell is exactly what I'm scared of! It's so hard to fix completely. Did you ask the owner about it? What did they say? Sometimes these things are just hidden for viewings.
My family almost bought into Ambience Lagoon around 2010. The price was already steep then. We decided against it because of the high maintenance and some early reviews about builder responsiveness. For ₹4.4 Cr to ₹9.3 Cr now, it's a huge investment. I'd rather look at newer projects with RERA protection, even if they are in upcoming areas like Baharampur Naya.
Ambience Lagoon was one of the premium projects back then. My uncle lives there. He says structural quality is fine, no major cracks, but yes, plumbing and electricals need upgrades over time. That's normal for any 20-year-old building. The club house is definitely active, especially on weekends. It's not a ghost facility.
That's good to know the club house is used. Many projects I've visited in Badshahpur have these fancy amenities that nobody ever uses, and then the maintenance for them is still passed on to residents. So, knowing it's active helps justify the charges a bit.
Oh, that's reassuring to hear from someone with direct experience! So, the basic structure is solid? That's a big relief. I was worried about foundational issues. But what about the cost of these 'upgrades'? Does the society cover it, or is it individual flat owners' responsibility?

Haan, exactly! My biggest fear is paying so much and then having to deal with constant repairs. Resale value is a huge concern for me too, especially in the current market. If quality dips, attracting tenants or buyers later becomes a nightmare. What about the green spaces, do they maintain those well?
Totally agree with your point about brochures vs reality! I saw a unit in Ambience Lagoon last year. The common areas looked okay, but some flats definitely had water seepage marks near windows. Maintenance charges are high, I heard, but the facilities like the gym and pool seemed well-used. But for a 4.4 Cr project, you'd expect top-notch, right?
Bhai, Ambience Lagoon toh bahut purana project hai, 2003 ka possession hai. Us time RERA bhi nahi tha. Quality issues toh expected honge after so many years, especially for a project that old. My friend bought in a similar old project near Airport Road and faced similar issues with plumbing.
