₹1.6 Cr for a 3BHK in Sector 65, Mohali – is this the actual market rate? I work in real estate but buying for myself is different. Global Horizon Holdings Private Limited project mein interest hai. Kya builders sach mein spot discount dete hain, ya bas marketing hai? Broker vs direct builder deal ka game kya hai, kaun sa better ROI dega? Also, total acquisition cost mein stamp duty aur other hidden charges kitna affect karte hain? Pani ka issue bhi sunn raha hoon. Any insights?

Builder spot discount ka game pura marketing gimmick hai, believe mat karo. Mohali mein itna price tabhi justified hai jab location prime ho. Water issue toh bahut serious hai, confirm kiya kya?
Spot discount ka toh pata nahi, but Global Horizon Holdings ka RERA compliance aur past projects ka record check kar lo. Unka ek project Badshahpur mein delay hua tha kafi, kuch buyers ne toh litigation bhi file ki thi. Broker deal mein hidden charges zyada hote hain ya builder direct mein? Mere hisaab se dono mein fark nahi hota, bas broker aapko zyada options dikha ke convince kar sakta hai, but end mein charges almost same
Sahi kaha, bhai. Water issue Mohali mein common hai kuch areas mein, especially older sectors, ya phir jahan new development ho rahi hai aur infrastructure catch up nahi kar pa raha. Mere relative ka ghar hai Basai mein, wahan bhi summer mein paani ki dikkat hoti hai. Builder se proper assurances aur written mein lena bahut zaroori hai. Warna baad mein bahut headache hoti hai.
