Okay I'll be honest — the legal side of property buying in Mohali is a proper headache. I'm currently in a 2BHK in Sector 65, thinking of upgrading to a 3BHK or maybe a villa near Sector 82-84. Already have a home loan, so this next step needs to be super careful. I'm looking at some projects, maybe even BPTP or Satya Merano Greens. Builder-buyer agreement mein itne red clauses hote hain, it's crazy. How do you guys actually verify a builder's legal track record? Not just RERA registration, but unka history of project delays, customer complaints, litigation, sab kuch? Aur agar builder delay karta hai, jaise bohot cases mein hota hai, kya RERA complaints genuinely effective hain? Matlab, EMI toh chalta rahega. Has anyone actually gotten compensation ya possession jaldi through RERA? Kya real-world experience hai? Share karo please.
