Mohali property hunt: What's the real all-in cost?
Sector 35 keeps coming up every time I shortlist something in Mohali. Honestly, I'm just fed up of renting; my landlord raised rent again, so finally taking the plunge to buy. Been looking at 2BHKs, maybe a small 3BHK, around the ₹1.2 Cr mark. Saw some Tulip Infratech projects there, but not sure about the final price. Does price negotiation actually work with builders here? How much can you realistically knock off the quoted price in Mohali? I'm trying to figure out the true all-in cost – property price plus stamp duty, registration, PLC, parking, interiors... it all adds up so fast. Worried about hidden charges that only appear at possession. What should I look out for? Don't want any nasty surprises when it's time to move in. Any experiences with Mohali builders and unexpected costs would be super helpful.

Totally agree about hidden charges! Mera dost Airport Road pe ek project mein फस गया था. Possession ke time usse 3 lakh extra maange for 'connection charges' jo pehle bataye hi nahi the.

U4, this is a common trick. Builder-Buyer agreement mein sab clear likha hona chahiye. Har choti detail check karo, especially for things like IFMS (Interest Free Maintenance Security), club membership, power backup installation. Don't sign anything without reading the fine print.
Haan bhai, Mohali Sector 35 is a good choice. Location wise bahut sahi hai, and Tulip Infratech ke projects bhi decent hain. But negotiation pe kitna discount expect kar sakte hain, ye asli question hai.
U2, I booked with a different builder in Badshahpur (Gurgaon side) last year. They gave 3% off on base price and waived off PLC. Mohali mein bhi 2-4% toh possible hai if you push hard, especially on ready-to-move units. But for Tulip, they usually hold firm unless it's an inventory clearance sale. Don't expect miracles.
Decent toh theek hai, but negotiation pe kitna discount expect kar sakte hain? Builders toh ek paisa bhi nahi chhodte. Kya koi recent experience hai kisi ka?
