Mohali property: My quality concerns as an investor.

Construction quality in Mohali projects is often a total bait-and-switch, especially for investors. I'm upgrading from my 2BHK to a 3BHK or villa, eyeing Satya Merano Greens. My main concern is *real* quality after a year. Brochures mein sab solid lagta hai, par post-possession, cracks, seepage, fitting issues start showing. How badly does this hit resale value and tenant appeal? High maintenance charges hain, but do they cover problems, ya khud repair karna padta hai? Is the premium justified if quality isn't there?
